The Cozy Family Retreat is your cozy luxurious home base in the heart of Black Mountain. With two inviting bedrooms and a 6-person hot tub nestled on a private deck, it’s built for families and friends seeking meaningful time together. Unwind in the 3-person infrared sauna after a day of adventures, grill up a feast on the patio, or gather around the firepit for storytelling and s’mores under the stars. 

Inside, a fully equipped kitchen, plush king master suite, smart TV’s, and high-speed wi-fi mean you’ll feel right at home—only better. Walk to local ice cream shops, cafés, breweries, or start a hiking adventure just steps from your door.

Most who come to this area seek regionally famous attractions: Asheville, the Biltmore Estate, the Blue Ridge Parkway, Mt Mitchell State Park, and the Smokies….all within striking distance. Yet, most who stay with us, instead, fall in love with our small, magical, sometimes quirky, town…Black Mountain. With its growing reputation as a small town resort, Black Mountain has become the most visited Asheville satellite (per capita) in the region, and an outdoor mecca. With Montreat village only 5 minutes from the house, offering quick access to pristine Pisgah National Forest trails, our once secluded small town has become one of the most sought after destinations in Western North Carolina.

We provide an 8 oz bag of local coffee, a selection of K-cups, and assorted teas along with creamer and sugar. The house has drip, Keurig, and French press coffee makers. For the kitchen, olive oil, Balsamic vinegar, and spices, a slow cooker, blender, and everything you need for full meal service and prep. A propane grill is also furnished on the 1st floor back deck with grill utensils and propane provided. 

Regarding household essentials, we provide paper towels, toilet paper, napkins, trash/recycling bags, dish soap, Mrs. Meyer’s dish detergent, Mrs. Meyer’s Multi-surface Everyday Cleaner, laundry detergent along with Olay body wash and Nexxus shampoo and conditioner in each shower.  

In regards to the house, there is Smart cable TV with Netflix and Prime. There is no smoking or vaping inside, but instead please enjoy your smokes on the private deck. For little ones, there is a high chair,baby gate, baby bath, and a Pack n’ Play. For families-cornhole, board games, books, and a firepit and outdoor furniture with firewood provided.

For those doing remote work, a printer, dedicated workspace, and fast WiFi. 

For everyone else, a dry sauna and a hot tub at 104 degrees on our 1st floor back deck. 

Check-in Instructions:

At 6 AM on the day of your arrival at The Cozy Family Retreat, you will receive an email with your front door keyless code, along with images guiding you to the property, parking, and entry door, making your arrival and check-in as seamless as possible.

1.NON PET GUEST CONCERNS…regarding concerns of possible past evidence of pets, or hypoallergenic questions:

Our cleaning crew is second to none and is one of the reasons that we maintain a 5 star rating with over 1,500 reviews.  We have meticulously high cleaning standards so pet hair, dander, or pet odor, is not an option here.  But for those with pet allergies, this is not one of our hypoallergenic listings.

2.GUESTS WITH PETS:

We are dog friendly only, and we love our four legged friends!  Please make sure that your pet is registered and let us know the breed and size (weight) before signing the rental agreement. There is a flat $75 pet fee.  We supply the following pet amenities (a cushioned crate, feeding center, etc.) to keep Fido comfortable.

We’re a dogs only listing. There is a one dog, 80 lb limit for the $75 pet fee. So a Lab or a Golden usually works unless over 80 lbs, but a large German Shepherd usually does not unless it’s under 80 lbs.

*Pet Reservation: Please make sure that your pet is registered  and let us know the breed and size (weight) of Fido before signing the rental agreement.

*Pet Amenities (provided by the host): We provide a cushioned crate that is 48”l x 30”w x 33”h. Also, we provide food/water service bowls for a mid size dog. In the outdoor yard area there is a waste bin provided with hand bags for waste cleanup. Please bring whatever other amenities your pet may need for your pet’s comfort.

*Pets Unattended: If Fido is crate trained (and does not bark while crated), it is fine to leave the pet crated and unattended. But at no time is the pet to be left unattended if it is not crated. So please don’t risk leaving the pet alone if he’s not used to it or trained not to bark. This is a townhome, so unfortunately, if a neighbor calls and complains that the pet next door is barking uninterrupted, ie has been left unattended, then the pet will have to be kenneled. We enforce this. Thank you for your consideration.

3.SECURITY CAMERA:

For your safety and peace of mind the Cottage is protected by a security camera at the front entrance.  There are no interior cameras.

4.EV CHARGING:

Level one charging (120 volt exterior outlet) is available onsite.

5.INACCURATE GROUP NUMBERS:

We love groups! Please check to make sure that your overnight guest numbers are correct. Mistakes happen, so if the numbers are incorrect, please return to the registration window and adjust. This is for liability purposes with Buncombe Co (registered guest requirements), as well as, helping us cover the operational costs that are proportionate with larger groups.

There is a $100 per night per guest charge for groups of 5 or more. This fee is explained in the house rules on the booking site, but it slips by sometimes. The charge is $100 per night per person for groups of 5 or more, to cover the wear and tear costs of larger groups. If your overnight numbers are correct, ie if you have 5 guests and are registered for 5 overnight guests, then you’re booked correctly and ready to go. But if not, guest number changes can be made directly and easily through the webpage you are currently on.

In terms of who needs to be registered as an overnight guest. It’s fine if a friend or two visit for a dinner party, but for anyone staying for more than a few hours, which applies categorically to anyone staying overnight, then those guests need to be registered. This includes children of all ages.

6.OUTDOOR QUIET HOUR:

Black Mountain has an 11pm Noise Ordinance in place (12 pm on wknds), so we have an 11 pm (12:00 pm on weekends) quiet time that we enforce. It’s fine to be out after 11pm having casual conversation, or if the group wants to bring the fun inside after 11:00, great. And there’s no problem if the group wants to stay out all night by the hot tub if they respect the noise level. But it has become increasingly difficult for some groups to observe this request. So groups, please read the following carefully.

Because of the noise ordinance, if a neighbor calls the police with a complaint, the police will contact the owner and visit the house. If this happens, the security deposit will be forfeited. If the problem persists and/or the police make a second call, the group will be asked to leave. So if there is a possibility that anyone in the group has the expectation of being outside in the hot tub after 11pm, in a party atmosphere, please reconsider. Cancellation is free for 48 hours from the reception of this message, no questions asked.

7.PARTY POLICY: (STRICTLY ENFORCED):

AIRBNB AND VRBO have announced an international ban on parties, so planning a large group or after hours party here with unregistered guests, will result in an early checkout, and possible fines.  Please see #1 (above).

What are the parameters for an “unregistered guest?”  It’s fine if a friend or two visit for a dinner party, but for anyone staying more than a couple of hours, which applies categorically for anyone staying overnight, then they need to be registered. This includes children of all ages.

8.EARLY CHECK-IN / LATER CHECKOUT REQUESTS

Our new cleaning protocols don’t leave much room for changing the 3pm check-in or the 10 am check-outs. Our cleaning crew arrives at 10:15 and is usually working until 3pm to ensure the house is cleaned and ready before the next group arrives.

There is early check-in (2:00 pm) or late check-out (11 am) available to purchase if there is availability in the schedule. While we do our best to accommodate an early check-in or late check-out for our guests, in the event that we are unable to accommodate your request, you will be notified and refunded.

9.PRIVACY AND THE USE OF THE HOT TUB AND OTHER AMENITIES AND OUTDOOR SPACES

The Hot Tubs and all other spaces are not shared space.  Each townhome has its own hot tub and deck space with full privacy.  At times, noise from the neighbors next door can be heard.

10.NOISE AND PRIVACY

These new luxury townhomes were built specifically for the emerging vacation rental client who wants the convenience of being intown and yet, within striking distance of most of the top attractions in WNC, while being in the middle of natural beauty and mountain skylines. The trade-off is that these locations are not private individual homes in the wilderness, but are intown, townhomes. The designs employ the highest architectural grade soundproofing currently available.  But sounds, on occasion, do seep through, and you will be aware, at times, that you have neighbors. Privacy was central to the design, so 99% of the time, there is only the occasional muffled sound.

11.AGE LIMIT

Guests must be 21 or older to make a reservation. If AirBnB/VRBO determines that the guest making the reservation is underage, the security deposit will be deducted.

12.SMOKING:

No smoking or vaping inside the house, but please enjoy smokes on the outdoor private decks.

13.HOT TUB/SAUNA/STEAM SHOWER INJURY WAIVER

There are hot tubs, saunas, steam showers, grills and firepits, on the property which raise risks for visitors. As with any hot tub, sauna, steam shower, grill, or firepit, use at your own risk. The guest understands that these risks exist and is aware there are potential dangers to children who are not carefully supervised, as well as any person using spa, hot tub, Jacuzzi, sauna or steam shower too long or if a person has health risks, is intoxicated, using any kind of drugs or medication, or is pregnant. The guest agrees to waive any claim whatsoever against Agent and Owner of property for accidents or injury arising from use of spa, hot tub, Jacuzzi, sauna, steam shower, grill or firepit.  In consideration of my anticipated stay, and signing the attached rental agreement, I agree, intending to be legally bound hereby, that the property owners and their heirs, servants, agents, contractors, and employees shall not be liable for my injury or death, or the injury or death of my invited guests.

14.SIDEWALK:

There is no sidewalk in front of the house, so walking with small children to nearby eateries can be a challenge when there is traffic or at night. The nearest sidewalk is about 50 yards away at the end of the nearest street.

15.TRAVEL INSURANCE

Please consider purchasing travel insurance if you prefer full cancellation coverage. Travel insurance protects you if the kids get sick, the wedding is canceled, or that offshore hurricane or winter storm actually arrives.

16.CANCELLATION AND RESCHEDULE POLICY:

Cancellations or reschedules are free when made within 48 hours of booking (and at least 14 days from the arrival date). 50% refund for cancellations or reschedules made after the 48 hour (free cancellation period) and at least 14 days before the reservation. No refunds for cancellations or reschedules made less than 14 days from the reservation. Please consider purchasing travel insurance (see above) if full cancellation coverage is required.

An automatic $100 processing fee will be charged for all cancellations or reschedules after the 48 hour free cancellation period.
