The Pinot Cottage was designed as a turnkey experience for vacationing travelers who want to be centrally located, with access to both regional, as well as, local experiences. Asheville, the Biltmore Estate, Chimney Rock, Lake Lure, Mt Mitchel, the Smokies, and the Blue Ridge Parkway are in easy striking distance. But many who come find that the local experience of Black Mountain-Montreat are the surprise. Black Mountain has a growing reputation as an outdoor recreation mecca with a bustling town center that supports year round tourism and is the most visited Asheville satellite (per capita) in the region, while nearby Montreat is a lovely mountain village sourrounded by ranges with some of the most pristine back country hiking and mountain biking trails in WNC.

I provide coffee and assorted teas along with creamer and sugar….For the kitchen-cooking oils and spices, a slow cooker and everything you need for full meal service and prep. In regards to the house, there is Smart cable TV with Netflix and Prime. There is no smoking or vaping inside, but instead please enjoy your smokes on any of the private decks. For little ones, there is a high chair, and a Pack n’ Play. For families-cornhole, board games, and books. For those working, a printer and 200 mps WiFi. For everyone else a hot tub at 102 degrees.

DUAL ATTACHED TOWNHOMES
Is this a dual townhome and is there shared space, such as a shared hot tub/private deck?
Yes and no. Yes, it is a duel townhome floorplan, but no, there is no shared space or overlap between the two units. Privacy was one of the highest values behind the design.
The Pinot Cottage and the adjoining townhome function like two attached single family homes with separate and private entrances, separate and private parking, separate and private decks with hot tubs, but the two units are connected by a soundproof center wall. So the units are attached, but there is no shared space or overlap.
OUTDOOR SPACE
The outdoor living space includes a hot tub patio, which is not shared space, and is contained within the boundaries of the Farmhouse backyard fence.
There is a wall and a fence that separates the two units physically, as well as, visually, so there is no overlap. In other words, you can’t see into the other unit’s deck space.

BLACK MOUNTAIN….
has it’s own vibe, sort of a combination of Asheville with more traditional small town elements. South Ridgeway Ave is three blocks from the heart of town, so the entire stay can be enjoyed on foot.
Parking…
If you’d rather drive than walk the few blocks to Cherry St. there is usually plenty of parking on the side streets. At busier times when parking is dense, there are two parking lot areas for this problem. The lot in between the Trailhead Restaurant and the Dripolator Coffee House on W.State St. and the lot in front of the Fire and Police station on E. State St. usually have spaces available. Parking is free throughout Black Mountain.

We love groups! Please check to make sure that your overnight guest numbers are correct. Mistakes happen, so if the numbers are incorrect, please return to the registration window and adjust. This is for liability purposes with Buncombe Co (registered guest requirements), as well as, helping us cover the operational costs that are proportionate with larger groups.
There is a $100 per night per guest charge for groups of 7 or more. This fee is explained in the house rules on the booking site, but it slips by sometimes. The charge is $100 per night per person for groups of 7 or more, to cover the wear and tear costs of larger groups. If your overnight numbers are correct, ie if you have 8 guests and are registered for 8 overnight guests, then you’re booked correctly and ready to go. But if not, guest number changes can be made directly and easily through the webpage you are currently on.
In terms of who needs to be registered as an overnight guest. It’s fine if a friend or two visit for a dinner party, but for anyone staying for more than a few hours, which applies categorically to anyone staying overnight, then those guests need to be registered. This includes children of all ages.
2.PARTY POLICY: (STRICTLY ENFORCED):
AIRBNB AND VRBO have announced an international ban on parties, so planning a large group or after hours party here with unregistered guests, will result in an early checkout, and possible fines. Please see #1 (above).
What are the parameters for “unregistered guests?” It’s fine if a couple of friends visit for a dinner party, etc, but if that visit turns into more than a couple of friends, or more than a few hours, which applies especially to staying after midnight/overnight, than they need to be registered. This includes children of all ages.
3.OUTDOOR QUIET HOUR:
Black Mountain has an 11pm Noise Ordinance in place (12 pm on wknds), so we have an 11 pm (12:00 pm on weekends) quiet hour that we enforce. It’s fine to be out after 11pm in casual conversation, or if the group wants to bring the fun inside after 11:00, great. And there’s no problem if the group wants to stay out all night by the hot tub if they respect the noise level. But it has become increasingly difficult for some groups to observe this request. So groups, please read the following carefully.
Because Black Mountain has an 11pm Noise Ordinance in place (12 pm on wknds), if a neighbor calls the police with a complaint, the police will contact the owner and visit the house. If this happens, the security deposit will be forfeited. If the problem persists, the group will be asked to leave. So if there is a possibility that anyone in the group has the expectation of being outside in the hot tub after 11pm, in a late night, party atmosphere, please reconsider. Cancellation is free for 48 hours from the reception of this message, no questions asked. Should you decide to keep your booking and stay with us, thank you, and there’s no need to respond. After consistently battling pets being brought in by guests in spite of the No Pet Listing, we’ve had to firm up the regulations. If a pet is discovered in the unit, the guests will be asked to leave and the security deposit lost. What qualifies as a pet? Any animal that is not a certified service animal (see below).

(1) Emotional Support Animals vs Certified Service Animals: In North Carolina, it is unlawful to disguise an animal as a service animal, or a service animal in training. Our new cleaning protocols don’t leave much room for changing the 3pm check-in or the 10 am check-outs. Our cleaning crew arrives at 10:15 and is usually working until 3pm to ensure the house is cleaned and ready before the next group arrives.
There is early check-in (2:00 pm) or late check-out (11 am) available to purchase if there is availability in the schedule. While we do our best to accommodate an early check-in or late check-out for our guests, in the event that we are unable to accommodate your request, you will be notified and refunded.

The trade-off is that these locations are not private individual homes in the wilderness, but are intown, townhomes. The designs employ the highest architectural grade soundproofing currently available. But sounds, on occasion, do seep through, and you will be aware, at times, that you have neighbors. Privacy was central to the design, so 99% of the time, there is only the occasional muffled sound.
10.AGE LIMIT
Guests must be 21 or older to make a reservation. If AirBNB/VRBO determines that the guest making the reservation is underage, the security deposit will be deducted.
11.SMOKING:
No smoking or vaping inside the house, but please enjoy smokes on the outdoor private decks.
12.HOT TUB/SAUNA/STEAM SHOWER INJURY WAIVER
There are hot tubs, saunas, steam showers, grills and firepits, on the property which raise risks for visitors. As with any hot tub, sauna, steam shower, grill, or firepit, use at your own risk.The guest understands that these risks exist and is aware there are potential dangers to children who are not carefully supervised, as well as any person using spa, hot tub, Jacuzzi, sauna or steam shower too long or if a person has health risks, is intoxicated, using any kind of drugs or medication, or is pregnant. The guest agrees to waive any claim whatsoever against Agent and Owner of property for accidents or injury arising from use of spa, hot tub, Jacuzzi, sauna, steam shower, grill or firepit. 13.SIDEWALK:
There is no sidewalk in front of the house, so walking with small children to nearby eateries can be a challenge when there is traffic or at night. The nearest sidewalk is about 50 yards away at the end of the nearest street.

A propane grill is also furnished on the 1st floor back deck with grill utensils and propane provided.
Regarding household essentials, we provide paper towels, toilet paper, napkins, trash/recycling bags, dish soap, Mrs. Meyer’s dish detergent, Mrs. Meyer’s Multi-surface Everyday Cleaner, laundry detergent along with Olay body wash and Nexxus shampoo and conditioner in each shower.
